Should You Invest In A Bed & Breakfast?

By: Patti Rob

Operating a bed & breakfast is quite different than being able to relax in one. Instead of waking up to the smell of a delicious breakfast cooking in the kitchen you will be the one making it. As everyone goes off to shower and get dressed you will be left to clean up the mess. Many people go to a bed & breakfast location because it offers a more intimate setting than a hotel. You are going to have to put on a smile each morning and make sure your guests enjoy their stay.

This will be a significant investment so don't enter into it on a whim. You are going to have to do your homework to make sure there is even a need for a bed & breakfast in your town. The reality of it is that many of them are barely turning a profit and many others are having to close their doors all the time. There are plenty of details that are going to need your attention before you decide to open a bed & breakfast. Are you ready to make such a commitment?

Take a look at the structure of your town. What does it offer that will draw people to the area to stay in your bed & breakfast? You may get some business when people plan to come visit family and friends for vacations or to attend a wedding. If your town doesn't offer too many attractions though, you may not have enough ongoing business to operate a successful bed & breakfast location

If there are other bed & breakfast locations in your area, find out how their business is doing. There may not be room in your area for another business that offers the same services. However, if they have a demand they can't keep up with then you may be able to take on some of the business they have to turn away with your bed & breakfast.

The success of your bed & breakfast will depend on getting people to come stay in it so don't scrimp in the area of advertising. Use all the possible outlets you can to get more people to take notice of it. You really want to have a website in place though as so many people set up their travel plans online these days. Don't forget to advertise in travel magazines and local tourist fliers so you can reach as many people as possible in your target market.

Carefully consider the location of the bed & breakfast as that will be significant when you are attempting to fill it up on a regular basis. The overall layout of the home you will convert into a bed & breakfast needs to offer you everything you will need. The cost of the home will depend on the market in your area. Make sure you negotiate the very best price and the best credit terms you can. This will help ensure more of the money you make from your bed and breakfast goes towards profits instead of operating expenses.

Take an honest look at your other commitments to see if a bed & breakfast is really going to work for you. It will require you to get up very early in the morning so you can serve a wonderful breakfast to your guests. You will also need to be available to meet all the needs of your guests, no matter what they may be. If you aren't willing to put your time into your bed & breakfast you won't be happy and it won't be a successful business for you.

You will need to work very, very, hard every day to make your bed & breakfast a successful venture. You are going to have to be creative to keep all of your guests fulfilled at all times. Also, their needs will all be very different from the next quest, so you not know what each and every day will bring. If you don't feel you will be able to run a successful bed & breakfast, then it might be best if you pass at this opportunity at this point.
